Apple India Expands Hyderabad Office Space to 6.34 Lakh Sq Ft

The expansion reinforces the city’s rising strategic role for Apple and represents its second Waverock move after September’s 64,125-square-foot lease.

Technology giant Apple has leased an additional 57,000 square feet of office space at the Waverock IT SEZ in Hyderabad, expanding its development centre—equivalent to a global capability centre (GCC)—footprint in the city to approximately 6.34 lakh square feet. The move underscores the city’s growing importance in Apple’s global technology and services ecosystem, particularly in high-value engineering and data-driven product development.

According to registration documents accessed by Propstack, Apple has signed a lease agreement at the Waverock IT SEZ campus, jointly owned by Xander Real Estate and Singapore’s sovereign wealth fund, GIC.

The lease is for a period of five years, effective from 1 December, with a starting monthly rent of Rs 71.67 lakh.

The rental agreement sets the rent at Rs 125 per square foot per month, comprising a warm-shell rent of Rs 74.18 and fit-out charges of Rs 50.82. The rentals will escalate annually by 4.77 per cent.

This marks Apple’s second expansion at the Waverock campus within a short span, following its lease of 64,125 square feet in September as part of its ongoing capacity augmentation.

Hyderabad is a strategic location for Apple, with the city serving as a core hub for the company’s mapping and geospatial technology initiatives under Apple Maps. The centre focuses on advanced data modelling and geospatial intelligence development and was inaugurated by Apple CEO Tim Cook in 2016.

The expansion of Apple’s office space in Hyderabad is expected to further strengthen the company’s presence in the city and support its growth plans in India.

Beyond Hyderabad, Apple maintains offices in Mumbai and Bengaluru and has steadily expanded its retail presence across India, with stores in Mumbai, Pune, Delhi NCR, and Bengaluru. The company’s growing presence in India reflects its commitment to the country’s expanding market and its efforts to support the government’s initiatives to promote the technology sector.

The expansion of Apple’s office space in Hyderabad is also a testament to the city’s growing importance as a hub for technology and innovation. Hyderabad has been actively promoting itself as a destination for technology and innovation, with initiatives such as the establishment of the Hyderabad Information Technology and Engineering Consultancy City (HITEC City) and the Bharat Electronics Limited (BEL) campus.
